some serious money; the usual fees paid over the course of
a home sale including commissions, financing points, appraisals,
pest reports, escrow fees, inspections, moving, and the like,
average eight percent of the sale price.
That's Forty-Thousand Dollars on a Five Hundred Thousand
Dollar sale; and some new furniture or appliances might be nice
too. Eh? I'm not surprised that you are looking to
save some money. This is "NOT" where you want to go
cheap. If you do, you'll need to ponder at
least three questions.
The first I can answer, the
second is for you, the third is a tough one...
Question one:
At what point would you realize
that your home inspection was less than adequate?
Answer: Sometime in the future. Possibly not until you
sell.
Take a good look at my photos
page, many of the things I found in attics were MISSED during
recent inspections....(I'm 5' 6" and weigh 155 lbs; I can go where
many inspectors simply won't fit) Guess who gets to pay for the
repairs now? The person who paid for the last inspection..
(Which may well be you someday) If you think the last inspector will
pay; think again. The report likely disclaims any portion or
area of the house that was inaccessible for any reason....Including
girth....And most inspectors have a time clause in their
agreement...I sure do. Speaking of the Inspection Agreement
(Contract). Be aware of Inspection Contracts that contain
a "Limited Liability Clause", which is a violation of The
California Business and Professions Code. They are
specifically prohibited in Chapter 8.3 - Section 7198;
many inspectors who are affiliated with a very prominent
National Association or no association at all, still have one
in their Contract.

Even a top notch Home
Inspection on a median priced home in our area is
about one tenth of one percent. Now that's real
value. If you save seventy-five dollars on the
inspection you have cleared less than one fourth, of
one tenth, of one percent. (0.02%)
Two more things
regarding this issue and I promise I will shut-up and post
my prices...
First. You're lender
will require an appraisal, it will cost you between $375.00 and
$600.00 or more. Now I like appraisers, I happen to have
several friends who are appraisers, I'm a member of The Federation
of Real Estate Appraisers, but you are not going to get much in the
terms of customer service from your appraiser. They are
charged with providing an un-biased review of the value of your
purchase, and that's what they do; but make no mistake; they work
for the bank. I, on the other hand, am charged
with providing an un-biased review of readily visible
defects in the construction, systems, and safety of your
purchase. Yes, un-biased; but make no mistake, I work for
you, and I take my responsibility for your safety, and
investment very seriously. After the inspection and
review, if you don't feel that I have earned every dime of my fee;
just say the word and I'll gladly accept whatever you feel is
fair. (Ephesians 6:5-8)
**Second** My Un-Conditional 100% Price
Guarantee: I will match ANY firm price you get from any
other Inspector with my credentials, who issues a
narrative style computer generated report, and has a current E
& O insurance policy with General Liability coverage in
force. Just give me the Inspectors name
and phone number, I can find out if they are insured 15 minutes
after I speak to them on any weekday during normal business
hours. (within my service area)
Fees
These fees are for
standard home inspections, please read the list of additional fees
below related to older construction and added features to
reduce surprises at the inspection. it's usually best to
give us a call to confirm prices before we agree to work
together.
These are not the
lowest fees in our area, (nor the highest) but I am a
fully insured, properly trained and Certified CREIA "Master"
/ FREA / ICBO Member, and a Licensed General
Contractor. I also go to nearly every local CREIA
meeting, special event, seminar, and education conference. (they
ain't cheap) I spend a good deal of time
participating in professional inspection related activity. If
there is a new issue circulating in regards to this profession, I'm
up to speed on it.

inspection, including my fee to bill escrow if you need that
service.

Escrow Billing:
There is a processing fee
of $75.00 to bill escrow, you would be surprised at how much
time I spend chasing escrow money, some of which I never
see. If the Inspection fee, and/or processing fee is not
paid from Escrow for any reason, there will be an additional
$75.00 processing fee to bill you directly after escrow
closes... These fees are earned, and payable, whether you buy
the house or not....
Manufactured Home prices are the same
as sticks and bricks construction plus the crawl space fee,
additional charges for age apply to Manufactured Homes as
